Senior Project Manager – Residential Construction 

Role Overview

The Senior Project Manager represents the General Contractor and is fully responsible for the execution and delivery of a residential construction project in accordance with approved IFC drawings, technical specifications, contract conditions, and agreed schedule and budget.

The role has overall authority on site and is accountable for construction performance, cost control, program delivery, quality, safety, and coordination with the Client, Engineer, and Project Management Consultant.

Key Responsibilities

Construction & Site Management

      •     Lead and manage all site operations from mobilization through completion and handover

      •     Direct construction managers, site engineers, planners, QA/QC, HSE teams, and subcontractors

      •     Ensure works are executed in strict compliance with approved drawings, specifications, method statements, and permits

Planning & Progress Control

      •     Develop, monitor, and enforce the construction program and key milestones

      •     Track daily, weekly, and monthly progress and productivity

      •     Identify delays and risks early and implement mitigation and recovery measures

Cost & Commercial Control

      •     Maintain control over project costs in coordination with commercial and contracts teams

      •     Manage variations, claims, extensions of time, and contractual correspondence

      •     Review and approve subcontractor valuations, certifications, and cost forecasts

Subcontractor & Procurement Management

      •     Oversee procurement, appointment, and management of subcontractors and suppliers

      •     Monitor subcontractor performance, sequencing, quality, and compliance

      •     Resolve technical and coordination issues between multiple trades

Client & Consultant Interface

      •     Act as the primary point of contact with the Client, Engineer, and Project Management Consultant

      •     Lead progress meetings, coordination meetings, and issue resolution discussions

      •     Ensure timely submission and close-out of RFIs, shop drawings, and technical submittals

Quality, Safety & Compliance

      •     Enforce QA/QC systems, inspection and test plans, and quality standards

      •     Ensure full compliance with HSE requirements and local regulations

      •     Promote a strong safety culture and lead corrective and preventive actions

Handover & Project Close-Out

      •     Lead testing, commissioning, snagging, and handover activities

      •     Ensure completion of as-built drawings, O&M manuals, warranties, and final documentation

      •     Achieve practical completion and final handover in accordance with contract requirements

Qualifications & Experience

      •     Degree in Civil Engineering, Construction Management, or a related discipline

      •     Extensive contractor-side experience delivering residential or mixed-use projects

      •     Proven ability to manage large site teams and multiple subcontractors

      •     Strong understanding of construction methodologies and sequencing

      •     Working knowledge of FIDIC or similar standard forms of contract

      •     Professional certifications (PMP, MRICS, or equivalent) are an advantage
